Maui February 2012 Sales Statistics

February’s Sales Volume – February’s Residential Sales rose to 77 homes sold, while Condo Sales declined to 79 units sold. Land sales came in at 12 lots sold.

February’s Median Sales Prices –The Residential home median price rose significantly to $535,000, while the Condo median price declined to $287,000. Land median price was $333,925.

Days on Market Residential homes = 150 DOM, Condos = 172 DOM, Land = 371 DOM.

IN A NUT SHELL…… the good, the bad….. AND THE ROAD AHEAD ……
Well priced properties are attracting multiple offers making for a quick sale. Inventories have declined 14-22% over the past 12 months in Residential and Condo classes. Many short sales and REO (bank owned) properties will need to be absorbed as sales before we can move ahead to a more normal marketplace. Interest Rates are remaining near historic record lows which may help motivate would-be Buyers to go ahead and buy IF they can qualify. Current World and US events will have ripple effects on cost of living, consumer confidence, and our Real Estate Market.

FOR SELLERS

Sellers who don’t really need to sell (just “fishing?”) should stay off the market, and clear the
marketplace for those who REALLY have to sell. UNLESS- you are motivated to Upsize, Downsize or
Upgrade – While selling now will “net” less, your next property will cost less. Sharpen your pencil, talk to your CPA and Realtor® to explore the hidden benefits or consequences. Make no assumptions that will sting later.

To be successful, Sellers need to beat competing properties with better property condition, REALISTIC pricing, good marketing, and flexible, creative terms Days on Market figures show that properties priced right will sell in a reasonable timeframe. “Priced Right” is still the determining factor.

THE BEST Deals are selling, everything else is getting old.
Pro-Active Sellers are getting their properties appraised, inspected and surveyed in advance to encourage realistic offers from knowledgeable Buyers. This can prevent unanticipated escrow fallout or Buyers whittling your price down during the transaction when previously unknown facts come to light. Unrealistic Sellers continue to be ignored by the market and miss current opportunities that later become woefully apparent.

FOR BUYERS

Very Low interest rates prevail, however could inch up. Buyers should get Pre-Approved so
they can shop in confidence (fewer last minute disappointments due to non-funding loans).
More “short-sales” and foreclosures are happening in the marketplace, yet they can be less of a bargain than they seem, requiring more hurdles to leap and more time (often 4-6 months) to close, if at all. Be prepared, but BE REALISTIC. Lenders are much more stringent now on requirements for loan approval.

First-Time Home Buyers – Many programs are available….. Attend a First-Time Home Buyers workshop, get familiar with the process, get qualified/approved, do your homework to get your own home. Many current ownersnever thought they would be able to own until they attended a workshop, discovered they could own a home, and are glad they did.

This low point in the market is your rare chance, so check it out carefully.

The magazine’s annual Readers’ Choice Awards poll analyzes the travel preferences of more than 28,000 readers representing some 8 million individual votes. The award was presented to Maui Visitors and Convention Bureau executive director Terryl Vencl by veteran actor Chris Noth (Law & Order, Sex in the City and The Good Wife) in an awards ceremony held October 10 in New York City.

During the presentation, Noth shared his love for Maui saying he visits the island regularly. His mother, a former CBS television reporter, has also made Maui her home.

“Recent branding studies reveal our visitors seek variety, choice and adventure, planned or spontaneous. They want to know lots of options are available, but want to have the freedom to be as active or relaxed as they choose. I believe this coveted award speaks to that,” said Vencl.

Best Places for Second Homes

As prices of luxury homes rebound, we rank 15 stunning settings.
When Barron’s called the bottom of the market for expensive second homes just about a year ago, some folks wondered what kind of caviar we’d been eating.

Prices of high-end homes had sunk 20% from their 2007 peak, and vacation homes were doing even worse, with some markets off 40%. America’s mainstream housing scene was getting pounded by foreclosures, and anxious pundits were warning of a double-dip recession.

Not to put too fine a point on it, but we were right.

Home prices in moneyed enclaves from Beverly Hills to Aspen to Greenwich climbed more than 10% last year, according to data from realty brokers and other experts and conversations with local residents. Though the rebound has been lumpy, the general uptrend looks to be firmly in place.

Two years after the worst of the financial crisis, the rich have dusted themselves off and resumed some serious discretionary spending. Both sales volume and prices are clearly on the rise for luxury vacation homes, one of the greatest indulgences of all. Prices for the majority of the 15 locales in our annual ranking of best places for second homes climbed in 2010, sometimes dramatically.

In seeking out and ranking these havens, we looked for beauty, comfort, convenience, a range of lifestyles and — always the paramount criterion at Barron’s — value. We wanted prices that had clearly hit bottom and were either rising or ready to rise.

Maui, Hawaii
The price of paradise is about to go up. After two down years, sales are gaining strength in the serene and lovely towns of Wailea and Makena. Sales volumes in these adjacent locales rose 35% last year, and total dollar volume vaulted 135%. While the median home price is $1.7 million, the asking prices for the several oceanfront homes listed for sale in Wailea and Makena range from $5.7 million to $22 million. In all, there are 53 homes on the market. One of the best values is Makena Place, a gated community of just 10 homes on five acres at the ocean’s edge. You’ll get outstanding views of the Pacific Getting to truly sandy beaches requires a five-minute walk, so remember to pack the flip-flops.

Median 2010: $1.7 million
